10 years ago we opened our Linz location and provide real estate services in the Upper Austrian market. A few years ago, we also entered the Salzburg real estate market, which is now served by a separate and additional branch office due to the increasing order volume.
„The high demand for our services in the management and brokerage of real estate led to this logical step in order to ensure optimal local support. This is also becoming increasingly important because many of our customers own properties in several federal states, and these markets are in demand for portfolio expansion,“ says Martin Troger, managing partner of Hausverwaltung Rustler, explaining the strategy.
Site manager Barbara Schöppl-Zeiler (51) will initially start with a 4-person team in Salzburg at the new office location in Fürstenallee. However, the trained lawyer and experienced real estate manager would like to expand in the future in all relevant business areas, in property management, facility management and real estate brokerage. Currently, the team looks after around 25 properties, predominantly residential, in Salzburg and the surrounding area, as well as initial brokerage assignments.

Meidling has developed extremely positively as a residential district in recent years and is also benefiting from continuous population growth. Our property development team recently completed what is already the fourth residential project and handed it over to the apartment owners. All of Rustler’s residential projects are located in the particularly sought-after districts of Längenfeldviertel and Meidling Centre.
Marketing has just started for „Unit 28“ at Rauchgasse 28, where 18 privately financed apartments and a town house will be built by the end of 2023. All apartments will have open spaces.
„In our latest project, we are focusing more on sustainability issues such as photovoltaics, green facades or environmentally friendly air-source heat pumps,“ says shareholder Markus Brandstätter./span>
In terms of apartment sizes, we are focusing on a broad mix, starting with small apartments with around 30 square meters of living space and going up to around 130 square meters. „Since Meidling is in high demand among both owner-occupiers and tenants, this mix is important, as we expect some apartments to be purchased as investments, as has already happened with other projects in the district,“ adds our managing director of the brokerage firm, Arno Kunz.

We developed the fourth project in the up-and-coming residential district of Meidling. Under the project branding „R²“, a total of 53 privately financed condominiums were built in Rauchgasse 40-44, which have now been handed over to the owners.
„The apartments were sold in record time, and all units were sold out by the time the building shell was completed in winter 2020,“ says our broker Berend Jäger. „The rapid utilization clearly demonstrates the demand for housing in the district, which is particularly sought after by young, urban customers,“ reports our partner Markus Brandstätter.
The mix of apartment sizes, open spaces at all apartments and feel-good factors such as an outdoor workout station and a wellness area also cater to changing needs for more space and open space, the company says. Since rental demand in the district is also very high, numerous apartments in the „R²“ have been sold to investors, it said.
At any rate, we have acquired a taste for it: Sales have just started for our next residential project in Meidling, which is also located in Rauchgasse.

The developer Rustler starts marketing the latest and so far largest residential project, for the first time outside Vienna in the emerging Speckgürtel. Mauerbach near Vienna offers an ideal environment for families and sports enthusiasts due to its proximity to the federal capital and the nearby „Wienerwald“.
A total of 48 exceptional houses with spacious floor plans and around 150 square meters of living space are being built on the approximately 17,000 square meter site. „When designing the open spaces and built-up areas, care was taken to preserve as much greenery as possible,“ explains Rustler shareholder Markus Brandstätter, who is explicitly focusing on sustainability issues and feel-good factors in this project.
Rustler’s brokerage firm is responsible for selling the houses, and was involved in the design at an early stage, which includes spacious private gardens, a swimming pond, and a fitness and workout area.
„Unlike in often very expensive locations of the southern Speckgürtel we are convinced to offer with this project for families an interesting perspective for affordable, but nevertheless generous dwelling“, reports the managing director of our brokerage firm Arno Kunz. This shows also already the active interest with Vormerkkunden.

We already discovered the district of Ottakring for the development of residential projects a few years ago. Not without reason, as Ottakring has developed into a sought-after residential district in recent years.
„Since the demand for rental apartments in Ottakring is enormous, several of our projects, which we have developed for investors, are aimed exclusively at prospective tenants,“ Rustler shareholder Markus Brandstätter reports on the orientation of the projects.
The latest and so far largest example of this is „Das Lindauer“, where a total of 65 rental apartments have been built in the direct vicinity of the new traffic-calmed Thaliastrasse, as well as a large-volume business premises, in which a new branch of the REWE Group has opened.
„Currently, we have already reached an occupancy rate of around 95 percent,“ confirms the managing director of our brokerage company, Arno Kunz, who is responsible for letting the apartments with his team, about the high demand. The run on the last available apartments has begun, reports the Rustler brokerage team.
