The Rustler Baumanagement GmbH have specialised in alterations, extensions and new buildings of any scale, in established concepts for restoration and in restorations of buildings to enhance their value for close on 2 decades.

With a staff complement of more than 20, including experts in planning, restoration, building regulations, subsidies and specialists in energy consulting, we are covering all fields of construction planning and project Management. Our prudent project managers will ensure comprehensive planning and adherence to schedules, quality and budgets.
We will advise our customers on the selection of suitable materials and products, taking into account pertinent criteria for value creation, such as living ambience, quality of use and layout of working rooms, acoustic insulation, energy efficiency and price/performance quality.
Our experienced site managers and builders will constantly consult with the owner of the building to ensure flawless progress, taking the project to completion as scheduled.

Extended local building supervision – The “carer”

The aim of this service area of Rustler Baumanagement is the optimal support of building owners in the construction phase of real estate projects.

A dedicated specialist in the Rustler team as a so-called “carer” ensures that building supervision is extended.
Due to the high number of individual trades in construction projects, an interface between the trades is essential, which monitors and coordinates these directly and daily on the construction site and documents their work.
This increased presence on the construction site also supports the early detection of causes and triggers of faulty services, which helps avoid additional costs, construction time delays, poor workmanship and disrupted construction processes.

The service also includes the recording of defects with the specially developed “RBM House-Book-App”, whereby the complaints are immediately forwarded to the respective executing company, and the implementation of the correction of defects is carried out in the execution phase.

The tasks of the “carer” include:

    • Support for builders during the construction phase
    • Coordination between the individual trades in building projects
    • Daily inspections of work on construction projects
    • Ongoing quality monitoring and documentation
    • Coordination and deadline monitoring of the work
    • Identification of defects and implementation of corrective measures
    • Early detection of defective services

Property security check according to ÖNORM B1300 / B1301

As an owner of residential and non-residential buildings (office buildings, event venues, factories etc.) you are responsible for ensuring the safety and health of persons and their property. Both at the end of 2012 and in the middle of 2016 new ÖNORMEN (Austrian Standards) were published by the Austrian Standards Institute, which concretise and extend exactly these duties of the owner.

Such a standard is not a law, but according to case law it represents the state-of-the-art according to which you as the owner have to examine your real estate. These duties and their implementation may be delegated to competent and expert persons.

In the course of a property security check according to ÖNORM B1300 / B1301 possible safety hazards are recorded and documented. The regular (annual) routine inspection allows early detection of damage or defects and serves the proper maintenance of the building in the long term.
The results of the regular property inspection are documented in an inspection record and must be updated annually.

On 01.12.2012 the new Energy Performance Certificate Presentation Act (EAVG 2012) came into force. The law was passed by the National Council and approved by the Federal Council on 13.04.2012.

The EAVG 2012 is based on the European Buildings Directive 2010/31/EU on the energy performance of buildings. The EU member states had to implement the new and amended requirements into national law by July 2012 at the latest.

Due to close contact with the leading institutions in this field and more than 2,500 issued energy performance certificates for new buildings as well as exisiting properties we have the necessary expert knowledge. Thus it is possible to issue the energy performance certificate für you at low cost and in a short time.

Most people will know their motor vehicle’s fuel consumption, but very few know the energy consumed by their property.

Roughly a third of the total energy consumed by buildings in Austria will be for space heating and hot water. 90% of this is on account of residential property built before 1985. Up to 40% of annually consumed heating energy may be saved through proper insulation and control.

In non-residential buildings such as offices, ca. 35% of the running costs of the real estate will be for energy supply.
